What is an EICR and do I need one?+
An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installations within a property. Since 1 July 2020, all private landlords in England are legally required to have a valid EICR for their rental properties, renewed every 5 years.
How long does an EICR inspection take?+
For a standard 1–2 bedroom property, an EICR typically takes 2–4 hours. Larger properties with more circuits will take longer. Our engineer will advise on the expected duration when your booking is confirmed.
What is PAT Testing and who needs it?+
Portable Appliance Testing (PAT) checks that electrical appliances are safe to use. It is recommended for furnished rental properties, HMOs, and commercial premises. While not a strict legal requirement for all properties, it demonstrates due diligence and is required by many insurers.
How many smoke and heat alarms do I need?+
The Smoke and Carbon Monoxide Alarm (England) Regulations 2022 require at least one smoke alarm on each storey of a property and a carbon monoxide alarm in any room with a fixed combustion appliance. Our engineer will assess your property and advise on the appropriate configuration.
My property is outside the W or SW postcode — can you still help?+
Yes. If your property falls outside the W or SW areas, please select any option listed under the West London (W) section to proceed with your booking. Our team will confirm coverage when your booking is received.
What happens during a Call-Out visit?+
Our engineer will attend your property for a 90-minute investigation visit to assess electrical or gas-related issues. Minor faults may be resolved during the visit at no additional cost. If further remedial works are required, we will provide a detailed written quotation.
How quickly can I get a booking?+
We aim to offer same-week availability, though slots are limited. Early booking is strongly recommended, particularly for EICR which is our highest-demand service. Select your service and use the booking links to choose a slot that suits you.
Will I receive a certificate after the inspection?+
Yes. A formal certificate or report will be issued upon completion of the work. For EICR, you will receive a signed condition report that you can provide to your tenants and local authority if requested.
